What is your #1 tip when buying from a wholesaler?

I was hoping to get some answers from some experienced rehabbers on what your experiences with buying from wholesalers were like. I realize I shouldn't trust them 100% I'm not that naive and that I should run the numbers myself, but if you had to give one tip to an inexperienced person when buying from wholesalers what would it be?
