Great Deal but Struggle Finding $

Hello,

I have a contract that contains two lots with one lot containing a house that has started renovations but not completed. The owner has agreed to sell the second lot with the house and that includes water and sewage hookup but no other utilities. The house is a four bedroom 2 bath house, ARV 275K with the same value for the second lot.

 This would be my first flip/new construction (I did sell a rental home). Looking for a loan for 170K, the idea being that sell the first home then use roll that into the construction on the second lot.

Any help in pointing me and this situation in the right direction would be great! I have tried a few places but keep hitting a wall as this is my first deal.
