Steps to be doing a "subject to"

Hi Bigger Pocketeers,

When doing a "subject to" What is the process If you want to flip the house? The property has equity and it need a full rehab. Will the bank let me refinance with repairs needed? Will I have the rights to refinance with the existing lone in the sellers name? What approch do I take? All advice is appreciated. Thank you in advance.
