Houston Fix and Flip Question

Hello Houston House Flippers,

I wanted to ask what criteria you have success with. Such as:

Do you use a “70% rule” (or lower/higher)?

What do you set your minimum profit to be?

What are you estimated fixed costs?

At what percent of the ARV do you usually buy your properties?

Thanks for the help as I narrow down my analysis for this market. I am looking at mid to upper range SF.
