Rehabbing a shell in Philly

Hello, I want to rehab a Philly row home of about 1700 sqft. Its a complete shell. What would it cost to put in HVAC, plumbing and electrical? It is legally zoned 3 unit.

I'd budget around $125/ft and if you're finishing the basement, add that space in as well. You may need a sprinkler system, new water lines (1 for domestic, 1 for fire suppression), new sewer line, fire alarm system, etc. This number would be used as a high level first pass to see if you should pursue the deal any further. It's possible you can do it for less if you're saving some mechanicals, don't need sprinklers, water sewer lines ran in, etc. you may come in lower. It's best to get a couple GC's to walk through if your numbers look anywhere near feasible.
