my first rehab

I am due to close soon on my first flip, another investor has been telling me how it will be hard to move the house in that area at the price I'm looking to get after the flip. however he does want to take it off my hand before I close on it. I told him for a few grand I might be willing to do it. He says he will put a owner finance person in there, I would be using hard money so I could not do that. Any advice out there?
