Flipping costs estimator

I am researching REI and flipping.

I came across this site.

The costs are for using a pro not DIY for remodel projects. Every single estimate is less than 100% cost/value return. This doesn't match well with the whole idea of flipping.

Maybe the returns only work for flippers who do their own work? I am learning the skills so that might not be a problem.

However, I've seen flipping videos and diaries where a contractor is used and they still make a profit.

Is this site just estimating really high?
