203k Rehab Quote

Hey BP,
I'm toe deep in my first flip here in Tulsa, OK. I'm working through a 203k loan, so it requires a contractor quote for -every- detail. House is 1900sqft. Bought on a short sale for 49k in a decent neighborhood. ARV of 95k-125k. (Sorry it's so broad, but it doesn't have any true comps within 15% sqft or age active in the past 6 months) Here's my first contractor bid:

"Work to be Performed"
Exterior Work:
1: Scrape, prep, prime and paint flaking paint areas on fascia and door casings using lead safe practice.

Interior Work: $15,087.61
1: Demo and replace flooring in kitchen, hall, living room and dining room.
2: Repair all holes in sheetrock.
3: Replace missing plate covers.
4: Remove limbs, brush and trash from property.
5: Repair gas.
7: Replace dining room window with new DH triple vinyl window with grids.
8: New kitchen tile backsplash. 25.5 sqft.
Notes: $2,640.00 appliance allowance to replace stove and dishwasher and for new fridge and microwave
above stove. $1.00 sqft. floor tile allowance. $5.00 sqft. Backsplash allowance.
$4.50 sqft. Wood flooring/pad allowance.

Kitchen Cabinets: $7,844.06
1: New custom 42" kitchen cabinets painted and installed.
2: Demo and install.
Kitchen Countertops: $3,521.09
1: New builders grade 3cm granite tops installed with stainless steel under mount sink.
2: Demo and install.

Sunroom: $10,413.69
1: Frame and install six new DH white vinyl windows.
2: Take down vinyl siding in sunroom and replace with sheetrock finish out with knockdown texture. Prime & paint.
3: Install new wood grain style floor tile.
4: Install new screen door.
5: Install new K Style baseboards stain and poly to match rest of house.

All Materilas & Labor: $36,866.45

Those of you in the Tulsa / Sapulpa area, does this seem on par? Do you have any other general contactors you'd recommend?
