Family friend wants me to find her a house Need Help!

I'm Mel from Memphis Tn , my situation is that a family friend is ready to buy a house and she can get a mortgage with a good rate with her 3.5%-5% down payment I am wondering how could I make this happen for her with out being a agent .. My plan is to find a suitable reo which would need rehab not too major ie foundation or fire damage. Buy rehab and sell to her at a price that will be lower than her rent which is currently 1100 in Bartlett tn area. Or find a suitable property at 80% may need little work to close no more than 5k and flash fund a double close selling to her at full value . Any feed back will help I'm at paralysis of analysis state
