Reducing the cost of windows / concrete in Columbus Ohio Flip

Hi all,

I'm working on a flip in the North Linden area in Columbus, Ohio and am trying to reduce cost on windows and a small, 3-step concrete porch connecting the back door with the ground.

My costs for reference:

1. $8500 for 13 windows ($650 per window, installed) - these are vinyl, double-paned windows with energy star rated glass

2. $4200 for the porch

I'd like to get the windows down to $500 installed and the concrete down as much as possible - obviously there is a lot of variance here based on the size of porch and type of windows, but does anyone have good benchmarks (particularly on the windows) and/or recommendations contractors they could PM me? Any help is much appreciated.

I am in North Linden too!  Man it is a red hot good time to flip NL. When I started buying here I thought it was going to be a cash flow only/zero appreciation type of place. Love it!

As for windows, I "have a guy" who does all my exterior stuff, has me today around 510 per window for 9 windows, but its a couple big ones and a bunch of long skinny ones (1950 bungalow bedroom windows) .. he is almost retired but I will ask if he's looking for more window work. Otherwise try Window Nation, I have never used them but they gave me very reasonable quotes.. It may be the bigger contractors know the market is insanely hot and flips are everywhere, and are charging accordingly.

Concrete try Christoper Brown (can google to find), I have used him for a few projects and he was affordable and great to work with, and great work.  He can be hard to connect with but once you get him nailed down it goes well.
