during the rehab period are you typically required to pay monthly interest payments to the HML? Or does the interest accrue, add to the principal and simply make one balloon at the end of the term?

We did a deed in lieu. And finished the fix up and sold the house at a loss.

Hard money -> anyone who in any way advertises

Private money -> someone you personally know who's willing to lend you money. Hard money lenders like to say they're private money lender because it sounds better.
