Affordable bathroom remodel

Hi BP Family, I am relatively new to RE investing and I was wondering if anyone has any advice on having a subcontractor affordably remodel a bathroom?

I want to get more involved with fix and flips as I renovated a property already, but didn’t need to do much on the bathroom. But with knowing that the money is in the bathroom and kitchen I’d like to know your tricks and tips to not getting caught up in a disastrous project or over paying for a project that cuts into profits.

Hi @Lewis Thompson, welcome to Bigger Pockets!  The keys I've found to remodeling a bathroom affordably are:

  1. - Pick your materials ahead of time and have the contractor quote based on those.
  2. - Have your contractor quote LABOR only
  3. - Have your Scope of Work done BEFORE you have the contractor give a quote (because they get anchored off a higher price and it gets very hard for them to "lose money" if you decide to do less, leading to inflated prices if you strip away items.
  4. - Don't touch stuff if you don't have to.  If the tub works, leave it.  If the shower surround happens to be a trendy size and in good shape, consider having it painted (by a quality provider) instead of ripping it out and tiling.  If the vanity works and is quality, consider painting and re-topping it instead of putting in a new one.
