AirBNB Short Term Rental

Hello folks,

I’ve been looking into AirBNB arbitrage and curious to know if anyone has invested in the property they “lease” for short term rental? In my market there are average properties where others look like luxury suites. In order to stay competitive in the market, would one recommend investing their money into making the property look more appealing with new appliances, light fixtures ect or work with what you have? It doesn’t seem ideal to poor my money into a property that’s not mine, but I’d still like to take an edge in my market. I look forward to hearing the feedback.
