Newbie in the Washington DC area needing help!

I'm new to BP so, I was hoping too ask a few questions. I'm a property inspector in the Washington DC area. I've purchased 4 properties which I rent one and just rehab and sold one, which I had rented for 6 years. The other 2 I lived in including my current home that I purchased as a foreclosure and renovated.

I want to invest full time but I really don't know where to begin. I joined the local REI group and it seems like a lot of investors are paying for a local mentoring program. I've spoken to two potential mentors and they both are charging 15,000 for their service. One is also charging a 50% split on the 1st 100,000. This seems a bit high to me but I would like to get feed back from other investors about how they got started and what they recommend.

This site is amazing, I can't stay off it. Lots of great information!
