Best use of cash reserves

Hey BP Family,

I am looking to invest in my first fix and flip. I have $20K in the bank and $40K in a SoloK. I’m looking for advice on how to best leverage these resources. I reside in DC and actively looking for properties in the DMV.

Ideally I would prefer to leverage OPM/HM. I’m leaning towards using Groundfloor for HM.
