Best way to buy an investment property, NO $ Out of Pocket

Hi guys!

I'm a recent licensed agent in IL, and I'm also new to the Bigger Pockets Forum. My Bf and I have already invested in a two unit using FHA, buy we are interested in purchasing another multi unit with the option to renovate and increase equity. Any advice on what to do to attain our new property without having to go through a conventional loan process and having to put 20% down.
