Do Contractors have a corner on the Flipping House market?

Dale Lanford
Posted

I am new to real estate investing. I just met with an experienced real estate agent who had a great track record and had other investor clients. He told me that contractors buy most of the houses that can be easily flipped and it was a difficult market for the everyday investor who wanted flipping to be part of his portfolio. Just want to see if there were some experienced flippers that could comment on this. I live in Charleston SC. So this might be market specific.

If this is the case you should rethink your approach. Contractors typically only make 20-25% gross profit off the work. If you know your numbers and keep the contractors in check you should be making way more than them. If not there's not much point in taking the risk. You are much better off wholesaleing or doing a retail flip.
