Struggling to Find Contractors

Back in October I closed on a property that was in need of renovation. Due to the location and value of the property we invested in using an architect. With plans in hand I have tried to engage over 5 different contractors. We are now into December and I have struggled to get a bid response. Either they simply don't respond back or say that their respective subs are slow in providing numbers.

We need to get this project underway and need to find alternate ways to get this project started. The area of Houston where the construction will be taking place is strict on pulling permits. With this in mind what is the best way to identify potential contractors?

Hi Paul,

Good question. I know finding quality contractors can be a challenge.

How did you find the 5 contractors you already tried? How did you approach them? Did you issue them the plans with a spec? If so, that might have been a bit daunting to them. Not all GC's are capable of working through such a spec and plans as such. A GC that is a builder is going to be more comfortable with it.

Did you get them to the property before delivering plans? That works to your advantage, it gets them invested with time in the project and plants the seed of possibility in their mind. Discuss what you need done first before handing over the plans and spec.

As anything else, getting a referral for someone usually works best. Also driving around and finding other similar projects in scope can help you locate a GC to use. You might find one at your REIA meeting. While I prefer craigslist over the phone book, in this case the phone book may work better for you. Look for the larger ads. Ask your architect who he has worked with in the past.

Hello Jerry R. thank you for the reply.

All of the contractors have been referrals. Two from my architect and the other three from friends. The pre-bid documents were construction plans from the architect and outlined the scope of the project. Each of the bidders were given a complete walkthrough of the house, with the option to come back with their subs.

I also tried the REIA route and did not find anybody that I was comfortable with for this project. The folks that I encountered were more handyman based.

On another thread on here I found a suggestion to try Angie's List which is what I will be doing today.

Sometimes we just have to keep trying. I have problems all the time getting quotes whether it's from a GC or a sub contractor.
