What is THIS????

Tonight I went to view some more properties and I came across this one that I think I am going to make an offer on. However before I do, what is this black stuff on the wall? It doesn't look like mold, it almost looks like tar or something.

Also it looks like there is some water damage on the overhang from the roof (along with missing gutter) and inside the kitchen ceilings. Without opening it up are there any estimates that you can give for repairs. The pictures are down below. Should it just be normal drywall, insulation, carpentry costs or could this potentially be more and what would be a reasonable estimate.

Can't really tell from the pics, but I opened up a wall in a house, and found that the wall was full of black tar like stuff, and it ended up being an old bee hive.
