First rental in PDX west metro

Does anyone have rentals in west Washington County or out into Yamhill (Newberg, McMinneville)? I am looking for my first rental property. Hoping to stay under 300k. Anyone know this area? Just starting to look at properties. Would love to hear some experiences from people who have properties in this region.
