Suggestions for Funding First Rehab

Hello BP Community,

After a year of researching real estate investing I've finally had the guts to put in an offer a property and much to my surprise my offer was accepted! The property is a SFH, fully gutted (the previous owner intended for it to be a 4-5 bedroom with 2.5 baths), and 3900 sqft. I have a hard money lender in place for the purchase of the house but wanted to reach out for suggestions or creative ways to fund the rehab. Thanks to all for the help as I begin this exciting journey!
Purchase Price: $63K

Rehab: Approx. $100K

ARV: $240K
