Conventional loans for brrrr

Got approved for a conventional loan. I was wanting to do a brrrr or just something i could add vaule too. I know there are certain criteria for the conventional. So my bank only told me it has to be good enough for some one to live in. We all have different standards. Could anybody share their experience. Thanks
