To Add Parking or Not to Add Parking?

I am flipping a home in South Omaha and most of the homes in the area only have street parking.  The question is how much value to a Apprasial does adding 2-4 parking spots?  I am estimating this would be a $20,000 cost for the driveway, tree removal, excavation and tree removal.  Anyone else had the same dilemma and if so what have you found?  My next steps are calling a few appraisers for advice.

    I agree with Scott, you need to see if you're even allowed to do what you want to, but if you are then you should definitely do so. Parking is a huge concern for some people and can be the difference between finding a tenant/buyer or not.
