Partership with the contractor

Hello,

I am new to this forum and love to follow it all the way from Europe.

Have decided to try out the BRRRR strategy and have for months looked for the first house.

Today my contractor out of the blue suggested to invest “hours” if we could find a project together.

My question: Has anyone experience in partnering up with one of more contractors as an alternative to finding cash investors - and care to share pro/cons?

Feel like its reverse crowdfunding :-)
