Im 21 years old.. Became a Realtor 6 mths ago.. Want to start flipping homes!

Full time college student in CA. Im a realtor with coldwell banker... closed couple small deals around 350k range.. but looking at the investors who are making $$ flipping homes with hardly of their money is something i really want to do.. Any suggestions on how i should start? what i should do? should i build capital first? HELP!!!!! need some guidance

As others have said, nearly all HMLs these days will require that you have "skin in the game," generally at least 20-25%.

Certainly, private investors are an option, but if you don't have any experience, you'll need to convince friends and family to take a risk, which can be difficult...

My recommendation is to find a seasoned investor who will allow you to "intern" for him -- in other words, you do whatever he needs help with (bookkeeping, errands, getting coffee, making phone calls, picking up laundry, etc) and in return, he teaches you the ropes.

From there, he may allow you to partner with him -- where he provides the cash while you provide the deal and/or do the management. In return, you get a piece of the profits.

Once you have some cash built up, then you can work with HMLs and private lenders and go out on your own...
