Half a Duplex... any thoughts

Hey BP.

I saw a duplex that was for sale... however it’s only 1 side of the duplex that is for sale...

Have you ever seen this.... at this point is it just considered a town home?

Also, for the purpose of a flip.... is the appraisal Valued the same way as a SFR... what should I use as an ARV estimate?

Any advise would be great

In the Seattle metro it is also common to see half duplexes. I have never owned/looked at one but they likely are treated like any other townhouse. I would have a realtor pull comps. I figure I'm flipping so I'll use the agent to sell so don't feel bad ab out asking them to help me. It is important to build a relationship so this is a good way to start. Use other sources to back up the comps this agent is using until you have reached a trust level with them. I guess I would still double check, it is my money not his/hers afterall.
