How much does your team cost you when you Brrrr?

I want to begin Brrrr-ing properties. I heard others say on the podcast including David Greene that the most important people on their team was the property manager, the contractor, realtor and lender when investing out of state. If you have these members on your team, could you give me some insight into the deals you have with each? For instance, how much does a property manager usually cost...what’s an example of a good deal and a bad deal when negotiating price with each member on your team? How do you know if you’re being ripped off or taken advantage of by each? Thanks for any responses!! :)
