Thanks for the mention @Jack Medford.  I agree with everything Jack said. Out of state investors need to be cautious about investing in the war zones although there are people on this site that push this as a successful strategy but I get calls on a regular basis from OOS investors who were sold the hood dream and realize that it is very stressful including dealing with some unscrupulous people that work that area. The successful people I do see in those areas are typically self managing/live in the area and have spent time and due diligence interviewing and building their own local team instead of relying on others.  I would start out by talking to some reputable PMs in the area. Many PMs won't go to certain areas and as an out of state investor, I would follow that lead.
