Flip & Rehab Money - Sell an existing rental?

I have about $100K liquid to use to flip and I have a few good deals to choose from. I'd like to do two+ so I need more $. I have $200K in a rental that I have been wanting to sell because it only has 1 bathroom so not so good for appreciation and current rent is only $1,200 on a 200K value. Should I sell that rental (In my IRA) to have the money to flip some homes, then later replace it with one that will either appreciate better or get a higher rent after I've earned some money flipping?
