Creatively Changing Good Deals to Great Deals

When I was reading BRRRR by David Greene, David struck me with the quote:

"In hot markets, you don't find good deals. You make good deals."

With the current market as it is, could anyone share how they creatively turned a property (where most investors wouldn't touch) to a great deal?

Perhaps, state some of the metrics in the BRRRR strategy and the "wow" factor that separated it from being an okay deal.
