Fire Damaged Mobile Home

I acquired a mobile home that was badly damaged in a fire and considered a tear down. The mobile home and land are both clear titles and privately owned. The lot is huge and there are no lot fees. Prior to getting this property we had an investor lined up and ready to go. Well the investor did not come through and this is our first damaged property deal. Can someone provide some help or advice on how to get an investor interested in purchasing this property?

The returns and passive income are great because the size of the lot to replace a modular home with. Any suggestions? Thank you all.
