I am living in California and looking to invest in Texas.
I have a trusted contractor/agent to help complete the work and the numbers make sense to me.
Yes, I have done it in Cleveland. I closed one and I have 4 flips in progress. Having a trusted team on the ground is key. You may want to find another party to inspect your contractor's work.
Depends where the numbers are coming from. If they're coming from the same entity that would benefit from doing the deal whether it goes well or badly, then your interests are not aligned, and risks are not spread.
Always look for a conflict of interest, because where it could exist, it will exist.

Finding that great deal is hardest. I've been relying on agents and wholesalers in the area to push me deals. What are some of the ways you found a deal when you're so far away?
