Licensed RA looking to start flipping homes in Atlanta

Hi-

I am a licensed real estate agent, so I won’t have problems gaining access to the FMLS or GAMLS. But, my main concern is determining which properties are worth the time, effort and money. I don’t even know where to begin. I want to find inexpensive homes to renovate, but I’m not sure the costs and fees associated with funding these types of projects. I will most likely have to also find investors (so if you know of any in Atlanta please mention them as well) or be approved for loans. I want to start this, but I definitely want to make a profit off of every flip I do. I also want to start flipping in communities that will become gentrified in the upcoming years. If anyone is willing to mentor me or provide guidance, I would greatly appreciate it. I am 26 years old and I see so many people making a killing off of this and I can honestly say I’d be willing to devote all time and energy into it.

I want my homes to be remodeled on the outside & inside. If you could tell me the typically amount I should be spending on a home and what amount I should invest into repairs or just the formulas for calculating this I would love that!
