How do I find properties in co? Market is crazy!

New to investing, want to stay close to home in Colorado for at least my 1st flip... any good areas?

Flips are getting harder and harder to find. When checking out distressed properties, always look for what I call added value flips. These are properties that might currently be a 2 bedroom 1 bath and you can make them a three bedroom 2 bath property without going outside the exterior walls. Send letters to homeowners that may be sitting on vacant properties (find their name and mailing address by going online the to county assessor office. I'm a Realtor and work exclusively with investors, and it is getting harder to supply their needs. One think I have been successful with is going out a little ways to some of the smaller towns and finding properties. Right now even towns like Las Animas, La Junta, Rocky Ford have great rental markets and the homes are priced good for cash flow investing.
