Exit or wait? BRRR?
Currently I’m 93k all in on my first flip. Initially the property was listed for 137k and now it’s at 120k. DOM is at 70 and I’m yet to get a offer. The average DOM is this area is 120 days. I don’t want to lower the price again because at 120k the net is 103k. (I will admit, my due diligence was poorly done). In the past 2 weeks I’ve only had 3 showings. My agent placed adds on FB and we have added a 1k agent incentive.
I can get $1300 monthly for rent.
Monthly expense is $388 (repairs, vacancy 7%, misc, management fee)
This leaves a cash flow of $912
There is no mortgage but I have credit card debt which has negatively affected my credit
I have a cash out for 87k (net)mortgage at 9% estimate. The payment would be $1100 per month
At this point should I continue to be patient????
BRRR taking a smaller cash out???
