BRRRR Clarification Question:

If I buy a house for cash, live in it during the rehab as my primary residence, then refinance (as an investment property) and rent the property out...

What is the minimum length of time I must live in the property?  I would like to have the ability as a homeowner to pull permits for things like basic electrical and plumbing.
