Starting out.. flip or rental

Trying to get started in the real estate game. Have not found the right property yet to rehab and flip.. for faster money.. but just stumbled upon a great rental opportunity.

Main question.. looking for any insight on whether the first deal being a rental, would make sense.

The dilemma is going into the rental, have to put 20% for investment property, which would make a couple hundred a month profit. But now I would be out of the down payment money on the rental.. that I now don’t have to put towards a flip property when one is found, which could potentially net thousands in a few months.

Is it worth it to spend the money on the rental for small, consistent income per month, or hold off and wait to find the flip propert that could net thousands in a shorter period.
