Interested buyer - getting financing

Ok the 1st guy who walked my house when I first bought it has come back and wants it. Great story huh.

Well I have him talking to two mortgage brokers. One has a VHDA FHA program.

Issue is my buyer has a credit score of 606. The only issue isa student loan he co-signed for his niece. It's got $7k left on the loan. She stopped paying itand it's now in collections.

Minimum for VHDA FHA plus is 620.

I need some ideas to get him financed.

Sale price is $94,900, my paying $3000 towards closing. He has minimum down payment.

Ideas?
