Direct mail letter content?

Hello! New here to BiggerPockets and real estate investing but eager to get going in my new found passion. I’m trying to find good deals and my wife and went driving for dollars today and wrote down some addresses of distressed houses that we want to send letters to. What should we say to maximize response?

I also want to pull a list from list source, but what criteria do you recommend / have had success with?
