"What if" with an investor

New to real estate investing here. I was wondering, a lot of people seem to use investors to help get their property. What do you guys use, if any, to stop an investor from out right buying the property from under you?

Are you saying investors as in they fund the deal? 

If this is the case you should have the property under contract before presenting it to potential investors. This way you're protecting your interest in the property. Having said that, if getting the deal bought out from under you is a legitimate concern, you should not be doing business with an investor like that.
