Advice for financing flip

Hello,

I have just started my journey in real estate. I started with a new construction and sold it for a large profit 3 years later. Recently, I purchased a home and completely remodeled it and just listed it. This house is in a desirable part of town and should sell quickly. When it closes, I will have plenty of cash to live and also fund the expenses for the remodel. I am looking for advice on which road to take concerning the bulk of the financing. I worked as a mortgage broker for years, but I was hoping there is a more efficient way other than waiting 30 plus days and jumping through the hoops. Any recommendations on financial institutions? How how to find and investor? Thanks in advance!
