Balloon Mortgages in Flips

I recently read a book called Investing in Fixer Uppers by Jay P. DeCima. It was a good book, but all the way back from 2002. The author always does this, so I was wondering if a balloon mortgage might not be a good way to finance a house temporarily while fixing it for refinance or flipping.
