Austin, TX Bathroom Remodel
Hi everyone,
I am currently doing a live in flip, trying to do a lot myself but hiring out for some of the larger projects.
I have had two contractors in to look at doing a remodel of one small bathroom (5'x7'). The SOW includes the following:
- Removal of tub wall tile
- Shower wall tile installation
- 12"x24" tiles to ceiling
- Install of frameless sliding glass door
- new shower liner and pan
- backer board install
- Waterproof membrane all inner areas
- New faucet install
- center drain install
- shower niche
- popcorn ceiling removal
- new texture and paint on valls and ceiling
- bathroom floor install
- Same 12"x24" tile
- baseboard install
- new vent and heater install
- Install GFCI outlet
I was budgeting anywhere from 2,000-4,000 for this work (materials + labor) but both quotes have come in much higher- $10,000 and $8,500.
My question is, are these reasonable quotes for the area? Was my budget way off or are the quotes I've receive way too high? What do you usually spend on a bathroom this size? What could I do to get this finished within my budget?
