Higher returns Shingles vs metal roof

My house flip and new construction hunting grounds are in the Gulf Coast region of our nation. I was recently told metal roofing will bring a higher return than shingles. I’m unsure if it’s preference, durability for storm resistance, or just because metal cost more to install.

Does anyone have any insight, knowledge or experience with these roofing comparisons? Any and all feedback much appreciated
