Convert 3/4 bath to full or not

We live in a 4400 sq ft home with 7 bedrooms. 1 full & 3/4 bath upstairs and a 3/4 bath downstairs.

Can’t get zoning for Multifamily. Plan to keep for rental in future.

Do I simply re-tile downstairs shower or is it worth it to tear out enclosed shower and add a tub/shower as a value add?

How much value add is there when converting a 3/4 to a full bath?

@Brian Christensen, I don't think it's worth converting to a full bath, since you already have one upstairs. If you didn't have a tub at all, it would be worth considering. A tub is something that families with small kids want. My wife wouldn't even consider a place without a tub when we were purchasing our primary 2 years ago.

As an aside, what kind of rental market do you really have for a 4400 sq ft, 7-bed home? Do you really think it will cash flow? I live in a very wealthy area, even here that's a very small market and it rarely makes financial sense.
