Rehab Money Needed To Finish Renovations

Hello BP Family. Looking for some advice here for a friend. They recently purchased an REO home in Summerville, SC and started renovations on it but need about another $10-12,000 to completely finish the rehab. Looking for a local investor or general contractor to partner with them to finish the project so they can put the home on the market to sell. Long story short, the loan they have on the property is an acquisition plus rehab loan but they cannot access the capital until the last phase of the rehab is completed at which point they will submit for work completed and then to be reimbursed to pay invoices for work done.
