1st Fix and Flip thoughts!?

Looking to buy my first wholesaled deal. In Utah where the market is hot right now. Price is: $135,000. ARV: $200-$210k SqFt 859 Has lots of mold, built in 1905 Roof looks fine, has decent appliances, will need to carpet, paint, need to redo the bathroom and kitchen. What should I be looking at it rehab costs? Any recommendations on good contractors in Utah County? Thanks for any advice!

There is a great book in the store on estimating rehab costs. It's free if you buy the book on flipping houses. They are both written by @J Scott .

I just finished both. They are very informative.
