New to RE and RE Investing

Hello all!

I've recently been introduced to BP (on 10/20/18) through a friend and I'm hooked.  I went back to 2013 and started listening at episode 1 and am now on episode 20.  I'm located in Phoenix, AZ and just got licensed.  While I still want to learn the retail sales side of RE, I've been more intrigued by investing.  My license is hanging with parents brokerage and they're helping me learn the retail side.  I've been spending all my spare time outside my FT job learning.  Rich Dad Poor Dad was a common theme, so I read that in about 72 hours, and it definitely help me gain the investors way of thinking, I loved the read.  I also picked up J. Scotts books on flipping and estimating rehab costs and am currently reading those.  And my friend that introduced me to BP has been a bit of a mentor for me.  He left his FT CPA job two years ago to pursue RE investing full time.  He's done a handful of flips and has begun investing in multi-family complexes!   

Through all this I've decided doing a flip will be my first investment.  Sooooo what suggestions do you all have when doing your FIRST flip?   I have a business partner who is going to go in 50/50 with me as well.  The podcast has had a TON of great ideas and suggestions.  Does anyone have suggestions specifically for the greater Phoenix market??
