Just purchased a HUD home to flip, what are your thoughts on this fireplace? Leave, paint, or demo and replace? Look forward to any advice.

I would demo it and not replace or demo all stone and put in a modern electric unit.

I have a identical fireplace lay out in my home, wall to wall, raised hearth  (much nicer brick) and have not used it in 25 years. Complete waste of wall space.
