Home was built in the 62.  I think nominal of 1.5 x 5.5 but I'll confirm.  The living room is 15 x 15 and has no supporting wall.  It goes from wall to wall, so nothing supporting that entire space.  I looked at a picture I took in the attic and it appears to be a ridge board not a beam.

Not sure about ridge beam but I will check later tonight.  I have access to the crawl space and the support beam the runs parallel to this wall is offset by at least a foot.  Ceiling joist are just 2x6

They are 2x6 on 16 in centers.  I expected larger...

I understand it would be difficult to definitively tell me if a wall is load bearing or not through pictures, but any thoughts would be appreciated.  The wall in question is the one on the right.  It runs perpendicular to the ceiling joists.

  • Ceiling joists run from outside wall to outside wall.  They do not overlap.
  • House is stick frame - no trusses.
  • House is approximately 15 ft wide.
  • Wall is offset by at least one foot from the beam under the floor joist.
  • Top plate is two 2x4s
  • The living room goes from outside wall to outside wall and has no supporting wall.  
  • The header above the door does not appear to be load bearing.

I would appreciate any thoughts.

Hello.  We have budget for any of the options.  The expected sale price is $150k which is a nice home for the area.  Upgrades will include new solid surface countertop, cabinets, upgraded laminate flooring, trim, and carpet in the bedrooms.  Basically a total renovation.  The fireplace surround is about 10 years old but to me it looks more dated than 10 years.

Just purchased a HUD home to flip, what are your thoughts on this fireplace? Leave, paint, or demo and replace? Look forward to any advice.
